Shed, Hot tub, & such

I generally do NOT include small sheds etc "in the appraisal" so I do not identify them. (not claiming to be empirically correct, more lazy) I do make a statement about the refrigerator, or other appliances that might be deemed personal property. The USPAP statement above does come in more frequently on commercial properties with trade fixtures (and/or going concern) etc. When the store is "full of shelves" blocking our view of the real estate...you might want to talk about it.
 
Appraiser's are required to identify all PP and state if it is being appraised. Solar panels & propane tanks need to be identified as owned or leased.
I am not aware of any requirements that demand the identification of all personal property, nor any that require statements as to whether said personal property are to be appraised. Rather, USPAP requires that property, etc, that are not part of the real property but are included in the valuation be identified and, when such property is included in the valuation, its impact on the value must be analyzed.
