Shop Has Electricity But Not Turned On For Years

Hi there, I'm completing an FHA appraisal. The property has an old shop with separate meter that has been used for storage only. Electricity has not been turned on for years. Do I need to have them turn on to test? Thank you for your help!
 
Is there an supply to the building (underground or overhead) or just a meter.

If you think it would contribute to market value, then it would be beneficial to know if it works. As far as FHA requiring utilities to be functional to outbuildings, do not believe that is a rule. What would the value of the building be with no electricity? We are not required to touch breakers, water or gas shut off valves, etc. It all has to be ready for us to do our site visit.

jeez it is used for storage, so no. Just state it has a meter but the electric has not been turned on for years per owner and it is used for storage.

Depends on whether or not turning on the electric means just flipping a circuit breaker or turning on a disconnect. As opposed to having the power company connect the service. If there is a meter and power to the meter. That is one thing. If no meter. Than probably no service available until you establish it with power company.
 
Just report that the outbuilding is separately metered and electrical service was disconnected at the time of your site visit.

So it has a meter base but no meter.

Call it what it is, a storage building.
