Should the appraisal note any unpermitted construction?

I personally find great abuse of the words "normal course of business" out of other real estate appraisers all the time. Not that any specific person participating in this thread does so, but copious numbers of appraisers constantly abuse those words as they self-justify their actions or lack of action. Because of that, I personally do not trust those words to mean anything meaningful to any region of appraisers anywhere any longer. If ever.

Also, I found several posts very amusing as entire gallons of red herrings were posted in an effort to side track the responsibility of appraisers to be intellectually capable of determining what permitting situations need to be addressed and which one's do not. Of course, these red herrings were dumped by those never wanting responsibility for anything. I suppose I can't blame them, being pushed into poverty makes people desperate.

Absolutely correct. There are numerous appraisers that have never been to the deed vault, tax office, or planning department to do research...and they think they shouldn't have to.

And I love the fact that, yet again, appraisers cannot seem to agree on a fundamental aspect of standard appraisal practice -- what constitute due diligence.

But it keeps the forum hopping!! :peace:
