Mine was a 1978 Fleetwood with a 300 sqft addition on one end and a two car garage addition on the other WITH a second story. The whole sheebang had new vinyl siding and a shake roof, all remodeled interior with upgrades. To top it off it sat on 4 acres with 140 feet of *primo* lake frontage. AND the lender wanted it on a 2055...

Who says appraisers don't have fun!

I don't know about your area, but I would greatly object to putting a manufactured home with addition on a 2055 form. The land to value ratio is probably high, the 2055 form is not detailed enough for such a complicated property and it appears this is time when an appraiser should stand up and tell the lender what is needed. Good Luck.

Oops, that is I would object to putting a manufactured home with addition situated on a four acre lake front lot on a 2055. It is possible they are trying to sneak by on the land to value ratio.

...AND they got their water directly from the lake. We did upgrade that one to a URAR. (Paraphrased an old Stones song to the lender - "You can't always get what you want... You get what you need").
