From a post of two I have read here just this year, she still may have to stand in line to get awarded even after such a nomination to the Moron of the Month Club -- but winning is not everything -- particularly when the competition is so stiff, I guess. 8O
I had meant to add the words in that post that "income approaches are rarely done on
owner occupied churches," but was glad that the assignment happened to have been on an under-construction church property where owner-occupancy is pretty much a given. If she had called a "real reviewer" buddy at a major bank for advice, and had omitted mentioning it was to be owner-occupied (or was under-construction), she may have received the bad advice that an income approach may not be inappropriate. Actually, I have found that church facilities are sometimes leased by smaller groups / congregations. However, she would also have had to have left out the "extent of appraisal process" limitations agreement too to have gotten such erroneous feedback. But, of course, not knowing enough to know to give the right information when asking a question is another symptom of, and problem with, incompetence.
Course-n, she may become real competent in the future if she sticks with it long enough, I'm just happy that I will not be helping pay the price for her education for the next ten years!
