So Punk, Can You Prove Your Adjustments, Go Ahead Prove Them !

Sure they can be proven....as soon as it can be proven that people make informed, rational buying decisions that are based solely on property characteristics delineated on the report grid .

Simply "verify" with the buyer and seller...:LOL: :peace:
 
Some appraisers scan copies of M&S pages into their reports to support the Cost Approach. So just scan the page(s) from your Big Blue Book of Adjustments to support the SCA.:shrug:
 
Heck we have most of the 2000's to prove people pay more, when they can pay with other people's money and no skin in the game.
Richard Thaler just won the Bank of Sweden prize in Economics (often called a "Nobel" prize, but it isn't). Thaler argued that people do mental accounting that breaks their wealth up into different accounts that are targeted for specific needs and not for maximizing their overall wealth.

Officially, the Nobel family thinks the economics prize "cheapens" the real Nobel prizes. The actual prize is called the Sveriges Riksbank Prize in Economic Sciences in Memory of Alfred Nobel. Sveriges Riksbank simply means the central bank of Sweden. They fund it not the Nobel foundation.

House on 15 acres with 40' x 80' pole barn that has 6" concrete flooring with radiant heat, complete drywall in the building, finished loft area (24' x 40') with kitchen, bathroom and bar. Below the mezzanine is "office space".

What does that book of adjustments say?

How does one "support" the adjustment for that pole barn?

I read that article in the news the other night.
It was a very interesting read.

The appraiser employs a market-based system of comparable property reconciliation that relies upon the results of matched pairs when available and a percentage-based system accompanied by sensitivity analysis to assure amounts that reconciled the market to the Subject property were neither greater or less than what the market called for and would support.

The book of adjustment tells me not to accept the assignment because I lack the experience to complete the assignment!!!!

What does your book say about the bedroom count and fireplace....???

UC was always confused because he didn't know why anyone would build a barn just to store poles. :shrug:

I'm willing to admit that I had never heard the term pole barn until MCG continually posted about HBU and his 29 acre property with pole barn.....

An example that he continually shares regardless of topic and property location...
6,000 sf residential lot located in South Central LA, Huntington Beach, Metro Miami, Metro San Francisco, Westwood, etc.

I believe "UC WAS always confused" could be substituted with "UC IS still confused" why anyone would build a barn just to store poles....
