Sometimes you just have to shake your head

Soooo would the legal description formally change--if a manufactured home on a permanent foundation is added to the property, after the new unit is recorded? Who would re-write a legal description? Would a current Title report capture the revised legal description????
No. The legal description is of the land.

Depends. In VT the legal description is usually only changed upon transfer with significant changes or by request of the owner. An attorney writes the new one. Town clerk records it and references prior book and page of previous legal descriptions.

Title reports vary wildly in preparation and quality. Some thorough, some not so much.

Legal descriptions will usually include a line like "with all buildings thereupon" or "including a 1 story dwelling" so it can include MHs
