Space Rent??

I have a Certified General appraiser that I've done some work with in the past and we've worked well together. We've been talking recently about a partnership in the near future.

I work out of my house by myself and he has an office in town with extra office space and a small staff. His company is set up as a Corporation and I'm a sole proprietor. If we were to partner right away without trying to work together full time I'm sure we would be able to work it out, but I'd rather test the waters on a less permanent basis. I thought that perhaps I could rent office space from his corp, keep our entities and expenses separate for a while and see how things go from there.

He seems to like the idea and offered to include the use of all items in the office except his staff. Unless I wanted to work out my own compensation to them.

I'm wondering what sort of rent would you consider fair? A rent equivalent to a percentage of gross revenue or a fixed monthly rent based on a per foot basis?? I'm not sure what is truly fair for both of us. I'm sure the rent should be higher than typical per foot office space, because we both understand I'm there for education as well.

Anyway I'm just curious what experiences you've had or advise you might have for me.

does this make sense, i get to pay you rent for space in addtion you take a cut from my fee split, you have to change numbers, commute, traffic, lunch expenses, away from being able to watch day CUB games on WGN.

Work from home, ask questions, visit frequently. Your probally a member of all the same systems he has, in addtion there is aboslutly no way the office girls will not bitc* about something.

Personal experiance if you decide to work out a system it better include bringing flowers to the office staff weekly whether you compensate or not, they will be loyal to one person and and one person only the dude thats sig is on the checks.

It would either be a straight monthly rent, or a percentage of gross revenue (or fee split if you prefer) say 5%.

For a while I'll keep my numbers and commute is no big deal (5 minutes) we're in a pretty small town. I'm sure lunch expenses would be a factor though.

And baseball? Well I seem to miss most of the Dodgers games anyway. GO BLUE!!

Did the Marlins trade him to the Cubs?? I thought he was traded from the Marlins. Oh well, see I don't get enough time to keep up. I'll have to work harder on making more time for the important things in life.

That looks similar to what my list used to be. But, beware, once I accomplished #5 and #7 ( Kids ); #2, #4 and #5 seem to have been forced into # 28, #34 and #187.
