Sqaure Feet vs Comps and adjustment calculation logic

Yeah. My main floor plus second floor is 3,739 SF of finished living space. My basement is another 1700 SF of unfinished space.

My friend was the previous owner of the comp house. They just moved out in Dec 2014. But I guess I could go ask the new owners.

If they aren't comparing apples to apples like you say then it should be fixed. You can get the square footage from the assessor, check it against the listing agent, check it against the building plans at the planning department, check it against the current property owners, previous owners, or go measure it yourself. You should be able to find a couple of these methods useful to finding out if the appraiser made a mistake.
 
I can't really read it. But, from where I sit, I don't see any indication of double adjusting. Of course, that would depend on if the GLA he is using includes the basement area, which we have no way to know without researching records, etc Just looking at the grid, it looks like he separated it out.
 
The top SF line is above grade and the lower is adjusting for below grade. You need to do your research to find out if the 4,600 square feet includes the basement.

I don't understand his/her $16k adjustment for basement. I have always seen it adjusted per square foot.

I didn't see anything alarming at first glance.
