Standard 3 And A Summary Of The Review

Engaged as Review Appraiser

Suggestion (have done it for Attorney Clients and the format below was well-received by both Attorney Clients and Judges.

1. complete the review report in standard format
2. add a supplemental 1 or 2 pages of one liners entitled
Addendum: Summary Opinion of Report Deficiencies in bullet line format:

example: * Opinion One - comment and question to be answered etc.

add a disclaimer on the bottom

Intended User(s) must refer to sections of the appraisal report that is the subject of this Review Assignment for expanded information re each of the summarized items

I have already stated (multiple times) that I was hired to review the appraisal. The attorney who is paying me is very versed in this type of assignment and he knows the report is very flawed. He only does this type of work.

The issue was a SEPARATE document noting only the problems with the report.

I knew that you would not be able to resist responding to this. Just waiting for stalker boy to show up.

................Thus imo it would be 2 assignments, 1) an appraisal review, 2) a consulting assignment for purpose of preparing a list of questions for attorney based on any deficiencies found in the review...................

A review of an appraisal is going through a USPAP compliant process and one can note things done correctly (form 2000 asks these types of questions) and things NOT done correctly. The review will show both (assuming both apply). It is NOT two assignments. An attorney could hire an appraiser to do a review and make a separate document for all things that are CORRECT in a report.

I am involved in a litigation case where my client wants the other appraisal reviewed (actually he wants it discredited) so that he can use it for questioning the other appraiser when we go to court. He wants a bullet point list only for the day of court and would like some of the bullet points to be in the form of a question to the other appraiser.

The client wants a bullet point list only, that falls under consulting.
