Stucco Vs. Brick value

I would like to know how apraisers look at the value of stucco compared to brick. And what about if a home has what looks and feels just like brick but it was a mortor enhancement product like Sculpture Brick? Would it still be considered a stucco home? I have seen local houses done with the product and can't tell the differance between the real brick and the sculpture brick. Thanks for your time.
 
We don't have opinions on the issue, we find out if the market shows a difference in what it will pay for one over the other. That takes market research. In California, brick is out - too crunchy when the earthquakes hit, but it might have a premium somewhere else. It's all market driven.
 
Smokey Bear hit it on the head. Being from the midwest, I know my relatives only want a brick home. But here in California a brick home is rare in my area. This is market driven. From a realtor I once spoke to in Charlotte, he stated the local demand was for a brick home, then a home with aluminum siding, and last a wood sided home. He never mentioned stucco to me. I don't know if this is correct, or if it was his personal feeling.

The costs are different. Stucco on frame costs less than stucco on block, which costs less than brick veneer on frame, which costs less than common brick. When determining value via the cost approach, these factors are taken into consideration. However, if the market shows no positive reaction for the brick house an adjustment for economic or functional depreciation is necessary - depending on the reason why.

That would be brick face stucco and it is a stucco house.

You would know the difference if there was any settlement to the house. The veneer or brick-face stucco do not hold up as well. Also the full brick can give added insulation.

We have synthetic stucco homes here in East Tennessee. There has been a problem with moisture in the walls due to poor installation. The market does not react well to stucco homes around here. But, builders still construct them. A lot of agents around here hate to list stucco homes.
 
Here we also have some synthetic stucco homes which were built mostly in the 90's. Now no contractors use it because of the stigma. A synthetic stucco subject requires a large negative adjustment vs. any other exterior building material. Some RE agents won't even show a synthetic. It doesn't seem to matter if it was properly installed and problem free. The stigma is still there.
 
He never mentioned stucco to me.
Stucco is rare in this area....it will sell more like a wood or vinyl sided house.
 
Thanks for all the great input. I NEED to reside my house and am struggling with what to do to give more value to my home.I like the brick look but ouch $$$. I guess this Sculpture Brick product is not a "simulated" stucco it is a specilly blended mortar with a colorant and supposed to be alot stronger than stucco. They say I can get the brick look and texture for half the cost of real brick. the company tells me it's a new system. have any of you heard of it. I'm telling you I went to look at some of their jobs and I cannot tell it's not brick it is truly awsome.
