Subject Is Best Comp

We'll just have to disagree...I can see the case for using it but imo isl redundant when other good comp sales are available .

using subject as a comp for itself can set up, even if we don't' intend it, a predetermined goal of meeting its own prior price....(which is not present in the other comps)
 
I don't think I can possibly word it any better than J Grant did in his two posts on this thread. He is exactly 100% correctamundo!! Boom!

No doubt that she's a good appraiser.
Obviously some find it wrong to grid the subject property while others have been doing it successfully for years. Assuming you have a sufficient number of other applicable comparables and the subject sold as an arms length transaction within the past six months, I like the visual affect the sale of the subject gives in the grid.

Pick your own poison I guess. I think I've used my subject as a comp once in my 12 years of appraisal. It was a commercial big box out in Grant County, Washington. Sales were so very few out there that I felt cornered. If I could do it all over again, I would not have done that (I was still a rookie). But, in general, I find that using the subject as a formal comparable is akin to a dog chasing its tail. Just my humble opinion.
