Subject Prior Sales / Transactions - Underwriter Request

We did - I have never been asked to comment about a prior sale outside the 3 year window and it seemed strange.

Is it ridiculous to ask questions like this? I assumed this was the place to ask and learn.
It is and don't be afraid to ask them. Glad you posted what you did. Keep asking questions ... it's how we learn! I've asked my fair share over the years

As far as your OP, I agree with Denis
4. I do not think the UW/lender, etc., is trying to do anything nefarious.
5. I wouldn't fight on this hill; I'd address the issue and get it off my desk.
Is a sale 3 yrs 2 months past the minimum required? Yes and I probably wouldn't have included it either in my original report. But the UW coming back to have it addressed isn't that uncommon, especially if your subject has had a "significant" increase since prior purchase. I run into this often in my market (you mention "Bay" and "Gulf of Mexico" - I have similar types here in St Pete; not sure where you are) I don't think the UW is crossing any lines, just looking for some clarification perhaps
 
On the grid, I only put 3 years out since that is the poorly written requirement. I've seen lenders say to take off sales beyond 3 yr as that is not following the requirement. It should have said "at least 3 yr minimum".

In my addendum, however, I copy & paste a custom MLS search grid for all listings of the subject and comps info going back over 5 years with pertinent information. Doesn't take any longer than doing it for 3yr. I analyze & report all sales within 3 yrs plus any others (like OP's example) as well. Here's an example of a prior listings grid on an old report.
