"Subject to" C5 house...

Hey Guys and Gals,

So the AMC has gotten back to my heads up for the lender on that property that I had discussed in the other thread ("C4 vs. C5"), and they are requesting the appraisal be done subject to repairs to bring it to a C4 consideration...so my question is, and I dont know why I am having a brain cramp on this, but in this case, I would narrarate what my consideration is of the current condition (C5), but in condition rating, select C4 throughout report as it is now subject to repairs/updating to bring it to the C4 realm(?) Is my head screwed on right about this?

I put the needed repairs to bring to C4 in the condition section comments and in the Reconciliation "Subject "To" comments.

Thanks. Mr.Rex, but on page one and the sales grid, the subject would be noted as having a rating of C4, yes? Bob
 
Yes, but you explain that it will be C4 only after x,y,and z repairs. And it is "Subject to" in the reconciliation. You most likely will have to go back after the repairs are complete to confirm C4.

Yes that is correct. ( c4 on grid etc as others posted above )
 
And it is a hypothetical condition in my opinion. Contrary to what exists. Now if they want me to opine the value as prospective, then within some timeline in the future...then merely an extraordinary assumption.
