I am 100% with bradellis analysis. If you don't understand the distinction between a hypothetical condition and an extraordinary assumption then you may have a competancy issue. What was the original scope of work discussed with your client? Full interior inspection? if that is what they want then some stuff is going to have to be moved. if they now want to limit the scope then disclose, disclose, disclose and get it in writing. It is a mental illness, a compulsion not to throw anything away. I have it! Wife doesn't...we fight constantly.
 
Just a suggestion: I put a sentence in the report that states something along the lines of "Inasmuch as certain rooms (areas, etc) were not visible, it is assumed that these areas are in the same condition and of the same quality as the remainder of the home. If there are any concealed damages, etc. the value estimate may be adversely affected." I use a similar one for foundation, roof, structural and mechanical inspections.
