Subject View/location

This is a very basic question. When we enter the subject's view in the grid, are we referring to what the property fronts, what the property backs, or both? If the subject backs residential homes and fronts a busy road, would the view be residential and the location be a busy road, or view residential and busy road; also being located on a busy road?
 
It would be both for view (imo) , and the way the UAD is set up makes it awkward to enter.

I tend to put the dominant view influence in as either B or N or A , and explain why, what it backs up to and if a front view or traffic exposure affects etc.

Everyone might do it differently and as long as it is explained then it works.

Imo though, location relates to a property's location in a subdivision or area, such as the comps are they in an equivalent geographical location or a different one...such as are the comps located in same subdivision or influence market area vs a different one . Whereas the view relates to the individual property. ...is it's view to a busy street, a lake or residential etc.

This is one of the times when the UAD can make it awkward no matter what we do.

or at least not a real good view of Rail Road Tracks, Interstate exchange, pig farm, etc etc
 
You can do two descriptions for each/both if you need to. UAD has an "other" you can write in your own.
 
That's the way I do it. View residential, location busy street.

I think it should be the other way around. Because location refers to the subdivision/area the subject is located in...such as the subject is located in Cherry Hills residential subdivision , even though the subject faces ( or backs to ) a busy street. Making the busy street the "view", ( and site ) influence for this home, but the home's location is still a residential subdivision.
