Subsurface Entry And Mineral, Oil, Gas Rights

Thanks Terrel. This is why I am writing this...seems to be beyond the scope of work.
 
If you had the expertise to find buried mineral or oil rights on the beaches of Florida, why would you be appraising lol? Terrel's answer is pure gold .

I mentioned the spreadsheet today and we have more questions now...If you would like some idea how complex this is, the estate has 23 plus properties, some now apparently were sold off, some overlooked. The landman is scouring the courthouses for connections. (Last year an even larger estate hired a landman that not only found additional properties but even found thousands of dollars escrowed with the state that went back to the estate. So I recommended that same landman to my client this year.) My email to him

But it looks like that there are no minerals then on property # 3 in ----- or ----- name. Interesting. They were made two offers in that section. One for $1,500 by Mountain Front Resources in 2011. The other was a offer for a 3 year royalty conveyance by Principle Energy in 2011. I searched OKcountyrecords and did not find an OGL or Mineral Deed in ------ name or ----- name, but they are listed in the pooling... or could it be in RM county? The pooling crossed county lines apparently. Nothing indicates the net mineral acres I need so I wonder if there was anything and why the companies were hitting them up to sell?
What about # 9 and 10. Both show the same gross acreage to the 1/100th but is #9 nonexistent? I don't understand why everything is the same except the Twp and Rge...section, legal, acreage, etc. One must be wrong.
To clarify the "Shattuck" property. I think that this must have been sold and is not in the estate. Chesapeake was trying to cure title and needed a copy of the POA stating that Richard (------?) was alive when the mineral deed was executed. I don't think we need to concern about it.
Also, the supplemental list of properties - were you able to locate anything on them? only 1 was on the list of 23 that had the name of the two women on it. The other list matches for the most part except # 14 I have says 15 acres and the list says 7.5 acres. ?? Thanks

The map is truly helpful, thanks Marion Rhodes. There are no wells present in the subject market area. I don't see anything in the state minerals map either except for a possible "yellow dot / sand." Looks like we are in the clear, but it appears to be since it's a condo. Thanks everyone. I got it now.
 
You should still ask the county planning commission.

I don't know how updated the maps are, but the county will know on the newest stuff and anything planned.

And as Terrel points out,

Unless there is a severance notice in the current title, the title work to know if mineral rights have been severed is beyond your training and expertise. Let them order a full title search to find out.

The mineral right is intact under the property in someone's name. That means whomever owns it can "enjoy" their minerals. Minerals are the dominant estate in almost every state. However, as a practical matter, no one is going to pay for the surface damage of tearing down a condo...but with horizontal drilling, a well could be drilled horizontally from up to two miles away and go right under the property...technically. As a practical matter outside the Jay field, I can't recall Florida being anything but a "drillers graveyard".
