Sunlight and Laser Measurement Help Please

I have the Disto 810. It has the camera function, so the sunlight is never an issue. Although the Bosche that terral posted looks good too.

Vegetation is my worst enemy. I simply get it from the inside.

Like Zoe posted, I also just get an interior measurement for areas that I cannot get from the outside. Really easy if you are still using pen and paper. I use a tablet; therefore I have to get more creative. I sometimes guess what it is, and then when I go inside, I can simply adjust it.
That's what i use and have never had any issues. look at all the time the poster wasted in the field rather than pay for a good laser with a camera. The bottom line is this is your business and you should not skimp on the electronics as your stepping over dollars to pick up a penny.

Seriously, folks generally do not give away seeds to their money tree. The desire to keep great money coming in generally exceeds the need to brag about it. That is why I am always skeptical of braggards on this or any other forum. If any of us has a client that pays 200% C&R, no stips, with nothing but cookie cutter assignments, please post their name here so we can praise you! We promise not to add them to our client list.

I'm not saying an HMS cannot make good money if they are efficient, but it is also possible this is simply an HMS course owner looking to get people to pay for the classes.
I agree. I was just repeating what I read over there... Interestingly I have about five of these Certified Peeps in the Charlotte MSA. I have not bumped their names against the NC Appraiser roster yet to see if they are appraisers or trainees. What we do have here in the Charlotte MSA are actual High-Tech Measuring & Photograph companies. They are very good, Why all the Realtors don't use them is a mystery. Especially since some listing are so high-priced million plus as a Realtor why wouldn't you use them. Here is one:

I am sunsetting. I wanted to quit this year and could BUT it for Ole Joe's spending spree and screwing with the energy base created an inflationary cycle that is eating into my two monthly tax free government checks. My one Dot.Gov check will rise dramatically in about a year from now. So I will quit then.
 
I wish I could help. My 100' fiberglass tape measure never has that problem.
I can take that fiberglass tape and stretch it more than 2" or it could be loose more than 2", my distro is accurate down to a fraction of an inch.
 
There are so many "new" measuring programs, that money side will eventually cut ($$$$) itself in half as everyone jumps on that bandwagon. (2) costs involved, the person in the field ($$) and the company actually providing the Floor/Sketch Plan ($$) and then the cost for the analyst.

What would be interesting is to see what the "HO" is paying for this process? Won't be able to find it on any bring down sheet, as the Fees are all lumped together, and the HO will still be kept in the dark as to what they are paying for.
 
Never used a wheel, been using a Disto for 30 years. Never a problem, there's always a target. Besides, it's never sunny in Pittsburgh. :)

True for our purposes. BUT and there is always a BUT.... Assuming the Angle of incidence is at 90 degrees or fairly close for our purposes.

 
No matter the device. It is only as good as the person using it and also subject to conditions on the ground. If you use the indirect method with a Disto without a tripod. I can easily challenge your accuracy mathematically.

Now I have lost all confidence in the distro, I am going back to a wheel! All kidding aside, I can't even fathom the need to be to the nearest inch, I mean a 40'5" x 40'5" one story is now 1,640 sf where I would typically round down and it was 1,600 sf. I don't adjust for the first 100 sf difference anyways given the inaccuracies of the county/MLS data in my area so what is the point? I was at a home Friday that had a foot and a half thick walls, is that a true GLA to use an exterior measurement? If anything was to change I wish they would have gone the condo route and used only the interior measurements, I think that is a far better representation of GLA.
