Sunroom With Unpermitted Woodstove

It's a judgement call, however you want to be very sure the comparable "sun rooms" are similar to the subject before you go cutting them out of the GLA. It sounds like your subject shouldn't be included, but it's hard to tell on the comparables without actually inspecting them. I know the term "sun room" can vary wildly in quality and consistency with the rest of the improvements.
 
When you all break out this room and give it its own line item, do you still add it to the total room count of the home? Obviously with a porch you don't add it to the room count but since this is somewhere in between, what's your thoughts?

I wasn't going to add it since I don't include it in the GLA

IF an enclosed porch is heated (central heat), insulated, and exhibits similar degrees of quality and utility as the Main GLA - include it based on the market's reaction to those elements (assuming it complies with local, county, state building ordinance requirements for Living Area). If not - an Enclosed Porch Addition is an additional amenity - not GLA.

Seperating it out is safe. You can always give it the same value of the rest of the GLA if the market supports that. In Oregon an uncertified woodstove would have to be removed when there is a sale. Massachusetts may be different.
