Survey On Accessory Dwelling Units

Hi All,

Started a survey on Survey Monkey as to gather information from numerous different appraisers across the country from different social media platforms (that is why it is not a survey in survey form here). The idea is to try and find out what appraisers consider an Accessory Dwelling Unit and what is not, as well as how adjustments are extracted throughout the nation. It may not be the best worded, but it is what it is right now. You can do multiple choices on this one so if you look at it more than one way, you can reflect that as well.

In my areas. Some of your questions can only be answered with "It depends on"?. Mostly in depends on zoning. It could be a detached building with separate utilities and address. But if zoning allows the structure but does not allow it to be rented then it can only be considered an ADU. You also forgot to add attached ADUs. If a basement ADU. Needs to have method of egress from bedroom or any other enclosed room other than leaving room to exit. A whole lot of what ifs in my areas. Since almost all of the areas I cover have zoning. I start with zoning to determine "what it is". .
 
In my area it's mostly a matter of who would buy the property and why.
 
Some areas have lack of housing and it's common to have inlaws in SFR zoning. It's illegal but still has rent control. Hyprocritic cities. Unless someone complains, city overlooks it. Some cities have process of legalization but can't rent out, only for relatives to occupy. Inlaws have more cars thus less on street parking which can be problem. Each inlaw situation needs to be consider in which locale.
 
Few restrictions here, some towns encourage them due to need for University student housing. Also loft apartments are being created in downtown area and as a result we have food trucks, pizzerias, coffee shops popping up in a space that was completely empty when I started appraising.
 
The big issue..."is it an accessory dwelling unit or is it a duplex?".
