From time to time, I look at the actions taken by TREAC. Most of the summaries of its actions cite appraiser' failures to "adequately summarize" or "adequately" analyze" something or other - contract, listing, prior sale, etc.
I understand those requirements, but USPAP is vague about what "analyze" requires, leaving a great deal of room for a contract reviewer's subjectivity, bias, and animus. Most of the hearings result in some disciplinary action,
It's not a good system-appraisers are pushed to provide minimal reports while reviewers and regulators punish them with subjective application of vague standards,
