There is no appraiser who was somehow unaware that acting in an appraisal off a personal bias is strictly prohibited.
 
The fair housing act has been around since 1965. I find it almost impossible to believe that any appraiser was not familiar with the contents of that act in some way
Real Estate agents have to take fair housing course every renewal. Appraisers don't (they think they know fair housing).
Because I have agent license, I have to take it more than any appraisers. And Fair housing rules has been amended since 1965.

None of those amendments changed anything about the statement "without bias".

That's because there's bias out there and still exists. It has amended to include more difranchised groups.
One group I like to include are those who are discriminated because of old world caste system.

Yes, bias exists and appraisers need to be aware the signals they give out.
What wrong signals did Shane gave to initiate a lawsuit? :unsure:
Was it just an appraisal the borrowers didn't understand what he did?:unsure:
Lawsuit was filed in August 2022. What has happened to the lawsuit since then?:unsure:
 
Our MLS requires all members, appraisers included to take the fair housing class. I imagine most realtor boards do.
 
Lower value than the borrower wanted.
It's not uncommon that appraisers give values that borrowers are not happy.
Something set time off and we should learn from the situation.

I think CA has this mandatory class which talks about Fair Housing (I forgot after all these years).
Now we have this class on bias and cultural thing.
It's interesting and talk more about psychological and sociological factors in our bias. Basically woke us to be aware.
