take out the busy road adjustment...the appraisal is still no where close to the second appraisal of $750,000 :rof: :rof: :rof:
Isn't that the case in all these biased cases? The 2nd or higher opinion of value appraisal....is the "proof" that the lower value appraisal is "wrong".

Those higher appraisals are in the vault at the PAVE offices...

Subject on a busy street needs Comps on a busy street since that is a significant factor in value.
It's always about location, location and not one but better several comps on a busy street even on a quiet feeder street would support the location adjustment.
Location adjustments are difficult and best to have comps on similar location.
That's Fernando basic appraisal rule. Most important appraisal rule in choosing appropriate comps - Location.

I can't really make a judgement on the Shane's case because I don't know the location.
I do recall doing an appraisal on the border of two neighborhoods - one mostly minorities and other mostly whites.
I looked at it more as income disparity and difference in density of neighborhoods.
I used more comps near the border of the lower income area.
I can see if appraiser not familiar with area would use some comps on the higher income area.
Difference in appraised values would be large.

Researchers are certain that appraisal bias is still prevalent in the Lone Star state, specifically in Texan metros, and allegedly exacerbated by the COVID-19 pandemic. With the rise of political instability and some talking heads referring to the pandemic as a “Chinese virus,” research suggests that Asians in Texas, in particular, are seeing the harsh results of appraisal bias.


But one Texan appraiser is poking holes in researchers’ claims. Kicking those claims to the curb is Steve Kahane, owner of Greater Houston Area Appraisals and president of the Association of Texas Appraisers, which claims a membership of over 500 appraisers hailing from states including Texas, Florida, Idaho, Louisiana, and Mississippi. The heart of the association lies in South Central Texas, home to its largest constituency.


Kahane firmly disagrees with the decree that Texas is under an appraisal bias siege. “From my standpoint as an appraiser, the data isn’t correct,” Kahane said. “As far as bias in general, many of the studies have been done by non-appraisers, which leaves erroneous questions and conclusions, which then equals bad data.”

It may make them look prettier... but better and more credible? I have not seen it.
You ever wonder why we needs photos of the rear, street scenes, interiors etc? Its because some bad egg decided to cheat. Think about it . My first supervising appraiser remembered the bad old days when almost anything went. Even now, I have gone in a home and heard the home owner say something like, oh, you went through the whole house? Last appraiser just stood over there and looked around.

Fran Itkoff, 90, has volunteered for the National Multiple Sclerosis Society (NMSS) for over 60 years. But after expressing confusion and asking “what pronouns meant,” she was forced to step down from the organization.


Itkoff, who lives in California, is a Lakewood/Long Beach Self-Help Group leader. She was allegedly asked by an unnamed worker at NMSS to use her preferred pronouns. Itkoff replied that she did not understand the request.

There must be more to the story than just Pronouns.

This is what happens when government tries to shove this stuff down people's throats. No matter which side you're on, either you're inclusive or you're not. Quit with the pressuring others to go along with things they don't support or, in this case, understand. Don't condemn others for their beliefs...Everyone has the right to make decisions that are right for them. Now the NMSS is missing a dedicated volunteer for something that she believed in.....the NMSS probably had to fire her or come under fire if they didn't.....phhhfffttt.
