What USPAP Means by “Peers”

USPAP defines peers in the Definitions section as:

“Other appraisers who have expertise and competency in a similar type of assignment.”
In plain language:A peer is not just any appraiser — it’s someone who does the same type of work, at a similar level of difficulty, with similar competency.

This definition is used throughout USPAP to set the standard for what is considered reasonable, credible, and competent.
 

Appraisal Review (Standard 3)

A reviewer must judge the work in the context of what a peer would do.

This prevents:

  • unfair criticism,
  • holding an appraiser to a higher standard than their peers,
  • or expecting methods outside the norm for that assignment type.
