Elliot: The $149 isn't for 20 appraisals - it's for 20 property detail reports similar to what you get with Realquest or any of the other services that sell property information.

In another part of their website, they also offer a listing service for appraisers to receive orders from lenders who use the Encompass system.

Em Tee,
You mean it comes from an 'Appraisal Center' and its to aid in
my 'appraisal process' to meet my 'appraisal needs' and it
isn't an appraisal. Are you sure?

A Zaio magic bean (pre-completed) appraisal?

Wonder if this is going to eat into the Zaio comp check business?

I had an order come through that system. The originating lender simply addressed it to me and then I went to the center and picked the order up. Full 1004, COD. Didn't cost me a thing to receive the order, either.

I looked at advertising on the system, but the cost is astronomical for what I perceive as a low return for my area.
