Yes, I get a few fee surveys a year, and the direct lenders might survey me or use their own surveys or base their C and R on VA fees.

Low fees are on us... as a group. Entirely too many appraisers think they have to accept whatever fee is offered and/or they value their time too cheaply. When I was a regional review appraiser for a very, very large AMC, my direct manager used to say that if every appraiser started charging $500, we would be paying $500. That was at a time when a typical residential appraisal was about $350. He was correct. If, as the appraiser, you want higher fees...... STOP ACCEPTING LOWER FEES.
 
What if ALL PEOPLE never, ever work/worked for AMCs, in any capacity....
Would AMCs have never been able to survive their early days....

Who's more to blame....
1099 appraisers who currently work with AMCs and keep them in existence....
Or W2 employees who helped create the AMC system....

I say neither....
But some here may disagree.... :LOL:
 
"Who's to blame" is human nature. People acting like people. The reason picket lines work is because they hold individuals personally and directly accountable to their work friends. Up to and including physical violence. Enough internal coercion so as to put their short term needs servient to their long term needs.
