SwiftEstimator (M&S) has a breakdown and can be customized. Once complete, my Bradford softward includes the break down as an exhibit and populates the Page 3 CA section. So, "it's in there."
George Hatch is correct. I know some appraisers include the M&S format in their reports. I could but, typically I save it to my work file and convert to to fit the URAR format.
 
SwiftEstimator loads both the breakdown AND the page 3 CA. I feel that by including both, I am virtually immune to criticism.
 
No appraisal methodology can work if an appraiser doesn't even attempt to work it. Something is better than the nothing that a lot of appraisers do.

I don't attempt to make the results of the cost approach match up with the sales comparison. I've done too many appraisal assignments where all 3 approaches had different numbers to let that rattle me. With that said, when they are way different it does cause me to go back and check my work and look for possible reasons for the disconnect. But in the end, it is the dominant approach to value which is the one that counts in the value conclusion.

I sure wouldn't criticize that type of solution.
