The Issue of Consistency (In work habits)

The clueless, arrogant condescension is palpable but nonetheless, thanks for making my point, once again, Mr. MENSA candidate. LOL!!!
When someone gets negative with me, I look at their past posts. Just today and yesterday you posted:

"From what I've observed over the years, the number of humans that have "original thoughts" is very small.

A very small number of humans do the vast majority of the original thinking and the rest of the world tries to build on it. Think of it as an upside-down pyramid with a very small base and everyone else standing on their shoulders. Take a walk thru Walmart and tell me if you spot anyone that's had an original thought."

"Most of your posts make you seem stupid; this one moves the needle to retarded. What part of "DON'T CONTACT THE OCCUPANT" don't you seem to understand? Definitely a no-brainer but sadly, no surprise either. Nando Gump."

For what it's worth, you are pretty arrogant yourself.

But going further into your posts they can be generally characterized as short, uninformative, quips, crazy assertions lacking substance.

You are one of the 'crazies" on the forum.

You garbage the forum just like Nando.

Your post rambles from topic to topic. Maybe your RCA system can help make it clearer.
 
Because I'm a bad example of an appraiser, I should burn in hell. I don't know where that logic came from (a jealous appraiser?).

Anyway, I'm working on this appraisal and I just put in 6 comps including listing.
I haven't see it but by choosing the best comps I can find and doing general adjustment based on absolute number and C condition adjustments even a monkey can do, I come to a narrow range value.
No need for a convoluted RCA system.
Note it's a difficult appraisal since few recent sales but Fernando was lucky having a listing just turned pending.
Tomorrow I'll look at the property and I can fine tune the adjustments to a more accurate point appraisal value.
The point is we don't need to do exact measurements, drawing detailed sketches, or doing the silliness of the UAD 3.6 form.
A good appraiser is able to find the best comps to work with and the numbers fall into place.
So I came back seeing subject and comps and I have better idea of differences in appeal and location.
Not trying to be arrogant but not many appraisers can do what I can do. I must be hanging around too long with RCA.
If given my assignment, not many appraisers can do as good an appraisal as Fernando.
Only consistency is to be adaptive to each assignment in seeing the differences from comparing subject to comps.
It sounds simple but not many can do it. Fernando thinks outside the box and do unorthodox ways to get information.
UAD 3.6 can't do it. AI can't do it.
Hard to beat an experienced appraiser who knows what needs to be done since each property is different.

I'll take that over insulting, condescending long-winded BS trying to do little more than convince everyone here that you're the smartest person in the room. Your rambling, over-analyzing nonsense proves that you have very little idea of what a real estate appraisal is used for. Manipulating data to such a degree to try to claim a precision far beyond that of the available data goes to prove your ignorance of the entire process.

Keep going, maybe someone here will continue to worship your self-proclaimed superiority but anyone with a bit of college science and/or math can easily recognize a blowhard when he presents himself. Anyone that is nearly as smart as you claim to be doesn't spend his time on a chat forum trying to impress others; he/she is actually doing something worthwhile.

By the way, you said you had me on ignore, so I guess you're not only a condescending jerk, you're also a liar.

Bert thinks throw in tons of data and the computer will figure out the correct value.
I see it in an appraisal report in which the appraiser has pages of homes sold which overwhelms the reader, even me.
Most are irrelevant to subject but sure make the stats appear to legitimize the report.

I don't throw pages of homes sold in MLS in my report. They should be in my workfile.
Appraiser should summarize the data. Readers don't really care about the details from workfile.
