The New Appraisal Industry

Running 3 trainees and doing personal inspections on all their assignments was never financially viable.
Depends upon a lot of things. No one tells me the extent of my "inspection" necessary to claim I "personally" inspected a property. I schedule the trainees an hour apart, Walk thru the house, don't take a note, and the trainee does the rest. Got to the next trainee. In reality, a mentor could rather accurately claim to have personally inspected a large number of properties in a week and spent the rest of their day reviewing what the trainee has done. One of my old instructors said he did not ever inspect a property alone if he could possibly avoid it. Two heads are better than one. Measuring is easier. That was my motto. I attended a lot of inspections by my trainees even when my certification of inspection was not necessary (most of my work has always been non-secondary market.)

Since I worked with banks who had SITG... Skin in the game... my loan officers did not pressure for a price. They knew if the loan failed it was their *** on the line before the bank board. As more than one lender or branch manager told me, "We used to value these properties ourselves. I am happy to have an appraisal. I cannot be blamed for the value the appraiser comes up with." or some variation of that statement.
That includes the appraisers.
That's also tantamount to killing the goose that laid the golden egg. AMCs are diminishing their own vendor lists which makes their job all that much harder which in turn invites them to double down and take even more of the goodie.

Imagine that, just like every other business in the world you collect at the time the service is provided. These guys are such scam artists. I remember when it became clear they were handing the entire profession over to these new companies. I assumed we would still be collecting at the door and AMC would be getting their fee from the lender who was now being told they had to use them. That would have made too much sense. They have to do their business in the shadows, can’t have that sort of transparency.

Once I saw how the model was being set up, I knew what was coming.

I wonder if they ever got together at the breakfast club and threw around the idea of the appraiser being the one to collect the check from the borrower and then once a month sending the AMC a portion of it? :rof:
Actually that intriging scenario caused a flashback to the pre-AMC days when it was necessary to devote about 2 full working days every month driving from bank to bank to bank trying to cash borrower' COD checks. That the AMC now obtains and allocates assignments and also pays the appraisal fee is a blessing, although our portion of the total fees and the allocation protocol sure leaves much to be desire. Damn
 
Driving to the bank and cashing the borrowers check was my favorite part of the job :rof:

I started in Florida, that’s a heavy cash state. I’d say 50% of the time the borrowers were just handed me three $100 bills.
 
Never went to the borrower’s bank to cash a check, ever, as bad checks were a non-issue. I can only recall two checks bouncing and both got covered, one of them by a guy who apologetically stopped by the office, paid cash, and dropped off three fresh crabs as he had been out fishing that morning. Staff was happy as was I. I still remember him telling me “11 minutes in a large pot of boiling water, no more and no less.”

On the flip side, staff and I regularly had to follow up and battle with (the few) AMCs we dealt with to get paid. So much so that I set pricing for AMC jobs at $25 more than for MBs.

Never recall a borrower's check bouncing, but I do recall losing several thousand to shady &$$ MB's.
