I appreciate your knowledge but like many other appraiser (my peers), they can't easily find the answer in USPAP. And that's USPAP fault.After this many years and this many passes through the CE course, if you did try to understand the material then you'd know where to find the answer to the question.
Which BTW speaks directly to what an appraiser can and cannot understand of the material.
Why do you think I usually post a screen grab from USPAP (and almost never from an AO or FAQ) when answering a question? Because the answer to that question is in the source material itself. With only a couple of FIRREA-related exceptions, the other material is otherwise just an elaboration thereof.
