This is what we warned about when they started taking away items that were once considered universally accepted area of appraisal practice, such as the inspection. Now the door is open for the entire report to be completed as "3rd party" info. They through the caveat in there that "the appraiser is still responsible for everything", but that's unclear as we have folks on this board to claim that you aren't responsible for 3rd party data since the fine print hidden on page 32 says you aren't.
Some of the 3.6 software actually gives you a final estimate of value.
I'm close to the point of just saying **** it, I'll ive it a try. Hell, push a button, sketch the house. Push a button, let AI give it's opinion of condition and quality. Push a button, fill out the entire form. Push a button, let AI pick the comps. Push a button, put in adjustments. Push a button, use AI to do the reconciliation and come up with a value.
Any revision requests will also get sent to AI.
I'm thinking of just saying the opinion of value in this report was provided by zillow, a 3rd party. And I'm not responsible for it.
Give the unethical users what they want I suppose.
