The Snake sent me a stip for an REO appraisal, need help with it?

Had a request for an REO from the mighty snake.

They requested it on a 1004 with an REO. Now I get a stip to please remove any verbage about: "Please remove Mortgage Finiance Transaction from all Statements in the Report".

How can I do this on a preprinted from???

Tell them that you completed the report on the form that they specified and that you are not going to modify any of the preprinted language on that form as you have already completed the assigned and your report conforms to the specified SOW. Also tell them that you will be glad to do another report on a different form for an additional fee. BTW, who is the "mighty snake"?

I'll have to go back and search the threads, but this has been a recurring question since the 03/05 forms were introduced. If I am not mistaken, the powers that be at Fannie ( the "owners" of the form) have said that REO appraisals are Mortgage Related. The form does not say new mortgage, or refi etc. it says Mortgage related. If a REO isn't mortgage related, how did it get to be REO? Answer, there was a mortgage related financial transaction involved. The REO assignment is related to this. The borrower is on the hook for the deficiency of the sale of the REO versus the mortgage owed, so its all related to the/that mortgage.

I agree the form says purchase, refi or other. I put Asset Valuation Purposes.
 
Your client is an IDIOT (in my humble opinion).

Quick and dirty, you make the intended use to something like:
Estimate the current market value of a property that may be, or has been repossessed.
(( That takes care of both pre-repo drivebys and post-repo interiors ))
End of story.

If they want it on a different form, you charge them "the cost to cure" the defective original order.
 
Ray, I include in my addendum the following;
With the exception of revisions made for the purpose of correction of any errors, the Appraiser does not anticipate further development or reporting requirements for this assignment.* Any additional requests from the Client or any third parties may represent a change in the assignment conditions and require the development of a new assignment.* With the exception of corrections of any errors or omissions, any additional requests must be made in writing and may be subject to additional billing to recover the costs associated with the additional work.*
