Nothing
IMNSHO... as the door is not required for habitability. I am not joking - that is a serious answer... It must of course be considered in value, and is worthy of mention to CYA <_< ... but is NOT a FHA required repair. But on the working door you MUST insure that the Garage Door opener (if present) must function appropriately. :rolleyes:

True of ALL houses but NOT necessarily an FHA requirement. Likewise if it AIN'T there and 'oughtta be' it is not an FHA requirement. I have heard from HUD personell that there is not requirement for a home to possess kitchen cabinets or counters, with the exception of a sinkbase: and there was a spirited debate as to whether even THAT was needed :o (there is always the tub don't cha know :eyecrazy: )

I hear a Bwah-ha ha ha ha somewhere fading in the night... True you are king right up to the point someone sues you for doing your job 'right' in this crazed system where the rules are not the rules and the refs have little black books all written individually. I honestly wonder why some of us continue to do these things at all. Wasn't it Paul (of the drywall garage conundrum) who said "I hope you guys get combat pay for these things?"

Hmm...then why do they give as one of their stellar repair examples in 4150.2..."replace rotted kitchen counter tops", if you don't need them?? :D :D Of course, I've never seen rotted kitchen counter tops in 29 years of appraising although I have seen nothing but 4' metal sink bases in kitchens of older homes.

Broken garage doors are safety hazards or how about this..a garage door or a window is a "system" which should function properly and we all know systems must function properly for an FHA loan???

Me, I still think if its there, if it's broken and if it's real estate, it gets fixed..like I said, it's good to be the king. B) B)

Absent the countertop entirely, there is no danger.

Actually the HUD folks DID discuss this countertop thing im my sainted presence - and recently.

Sainted is either
1. due to the horns holdin the halo on straight <_< ,
or
2. my continued willingness to DEAL with the Catch 22/FUBAR HUD stuff ;) .

So based on that logic from HUD (AKA: if it's there, repair/replace), you'll require both broken garage doors to be repaired from now on and all windows to be made operational?? :D :D

Simple solution.....throw a chair thru the window in case of fire. VC11c. Owner to provide a throwable chair in each room. :rofl: :rofl: :rofl:

ingestion of rotted material isn't necessarily a hazard; examples: wine, cheese. Collapse certainly is, though. And there's the possibility of toxic mold as well whenever wood rots. Besides, it stinks and looks bad.
