Had a sometime client call up. Said they had received a report from Appraiser X on a $1M home. UW didn't like the comps - out of market. Well, the subject is unique for the area and the appraiser went to where there were comps. Apparently didn't use enough verbal glue to support his value. Anyway, we were doing a high $ home up in that general area, and yes, there are some comps. Not good ones, but we can start with them to do a report, fee is $zzz. Got a call on my voice mail this morining. Borrower has already paid $zzz to first appraiser, and first appraiser says he will redo the report so they won't be ordering a report from me. However, he can't find the sales I was looking at. Will I please call them with the MLS numbers so they can help poor Mister Appraiser?

The sound heard next was me flushing this call into obilivion.

they are interplanatory folk, most often they come from Uranus - therefore, if whilst yer talking with them and the mouth piece accidentaly slips to a lower rear region of the body and the correct sound is emitted;
they will become uranal gases 8O :lol: :lol: :lol:

While you are at it Roger, will you fax me my comps for my inspections tomorrow? I did not realize you were offering this service for free. It will save me needless time running the MLS. I will just fax you my appraisal addresses and you can run my sales and fax them back. This will free up more time for me and a good ol' boy like you probably doesn't mind. Boy, you sure are a great guy, alway thinking of others! :)
 
Ever heard ..."you ain't heard nothin yet"?

My brother calls me....I can't find my flood maps would you use that fancy IDC data thingie on Athena to get me a flood map? Ok, I love my brother so I stop what I am doing and look up the map for him. Not 30 minutes later I get a call from a L.O. in Washington state who says...."your brother said if I called you, you would look up a flood map for me.

Talk about someone being from Upper Uranus!
 
Just proves that no good deed goes un-punished! :twisted: I'd say: "Yeah, I'll fax you some comps.........just as soon as you send me a check! :wink:

It's got to be the same thing with us: Free flood maps, free comps, free legal descriptions, free sketch, and free opinion of value. All they have to do is buy the paper the appraisal report is printed on.

Guys

this brings up another problem I've run into since the banks have become required to git "Flood Certification" and that is a myriad of wrong analogies from various Flood Certification companies. So I now charge a Fee for additional re-search to prove they ain't right - ya know you could almost create a business out of this stuff, especially in my area. Travel time & research, plus the cost of materials.

Now..

In the 'good ole days' of TRW/SMS they used to pay us just to do flood searches (not much, but they DID pay ..)
 
Jeff Bezos(Amazon.com CEO) laugh would be very appropriate at this point.(if you havent heard it, its very irratating)
