This has to be a positive development

I was just doing 2 easy appraisals yesterday. Weather was beautiful. The city was beautiful…

Really felt lucky to have been in this business
 
I was just wondering whether a guy on his knees proposing to his favorite gal "should" disclose that the ring he is offering isn't a traditional diamond.
The chick should be marrying you for the person that you are. Not for jewelry, cars, and insurance policies. A ring out of a Cracker Jack box should do the trick.

That being said, if you've been basing the relationship on a lie.... that you have a lot of accumulated wealth and buying a real, $10,000 diamond ring is no problem when it actually is and you're thinking of faking her out with a lab-grown diamond... then it sounds like you have a much younger model whom is sure to leave you when she finds out the truth and it all comes crashing down.

So.....two ways to go here. First one is to be honest with yourself and her and let the chips fall where they may. The second one is to give her a lab grown diamond ring, acting as if it's a $10,000 ring, with no intention of marrying her, and have fun while it lasts.

My daughter specifically wanted the diamond ring she wanted and she got it.
Upon hearing this, my wife after all these years finally revealed I didn't give her the ring she wanted. She wanted platinum band with tiny diamonds next to the big diamond and I just gave her a plain gold one with a diamond. I said she can get it now (we can afford it) but it's not the same now.

Doesn't matter. He's committing self-deletion in any case. Give it to her as a going away present, then go away...fast. Run Forest run.

Diamonds have been a scam forever. De Beers has tons of them in storage trying to keep them off the market. Gotta keep the illusion of scarcity.

Vertical integration in all aspects of a mortgage transaction, from first contact with a homebuyer to sale of the loan and now servicing. This creates more opportunities to "recapture" future mortgage business. Rocket will stand to make tens of thousands of dollars on a single transaction, and then more money down the line each time the customer refinances, with low customer acquisition costs. They're not going to let the appraisal stand in the way of any of this.
