there are a couple high-rise (25+ floors) condo buildings that are similar to that. units sell for $15k-$150k but the monthly fees are in excess of $1000. the upside is that the fee includes all utilities and cable,

The only things I have seen with HOA fees in that range are units running $800 or a $Mil plus. Full service with concierge, lux amenities etc etc. Those folks can afford it. But in your price range, it sounds like a deal killer. Crazy. :huh:
 
That's where the problem is. Those buildings were built as apartments when fuel oil was 12-15 cents a gallon.
From experience I can tell you that when tenants (and condo owners) believe it's all included, and they've already paid for it, they want to get their money's worth. They'll forget to turn off lights, run the electric dryer for an hour instead of 20 minutes. If the apartment is too hot in January, they'll open the windows, and in July, why should they draw the shades on the sunny side of the apartment when it's sweltering outside?

As inefficient as it is to have 100+ small heat + a/c units, will bet their total monthly costs will be lower when they control things.
Breaking out the utilities and installing individual heat-pumps might cost $20-$30k a unit (??)
but my guess is that their individual property values would increase 1.5x-2x the cost.


true, but it could be done much, much cheaper than that. i have a couple rental condos and their heating and cooling systems are one self contained unit like a hotel room. they cost about $800-900 (i've replaced all of them in my units as they were all 20+ years old), figure another $2,000 for installation and a single duct running down one wall. the units are all electric so all that is needed is a single 220 outlet.

Of course we find the eileite lets concentrate on the other 99.9% of the population,big exits of population from CA. and NY. Should I say more. Who will turn off the lights?

Are you guys 15 Billion in the Red ? Taxes will probably double in a short while, the public pays for everything, most govmnts. are just Spending Machines, no such thing as a Budget - they just fool All the People All the time.
 
I will exit Illinois in Two years , taking my pension and my wifes pension with me .The State of Illinois has no clue to what is going on with out migation.Madigan the states speaker of the house of Illinois is clueless

They know, but they just don't care. As long as Madigan's union pals get their money and the public employees loot everything they can get their hands on from the rest of the taxpayers they don't care.

Just hope and pray that they don't get into a fix, where your pension money goes bye-bye. Look at Detroit, happened there.
