This is the biggest home I've ever considered doing

Suggest alot of input from the highend Realtors that sell that type of property. You will also have to consider active listings and lengthy marketing times to sell this type of property. You can also give a range based on the many factors you will find in try to market this property. Some banks wil call the low end an ALL DAY Value. Give or take a few million. :wink:

Try this one for high roller Realtor contacts and possibly available listings. I did a quickee search over $10 mill w/in US, largest found was 18,000 SF, but I didn't check every one.

What a fun place to look though. Frank and Barbara Sinatra's place is available if anyone is interested :wink: 8). Some, no ALL of those places are just incredible. One is a French mansion located in Houston called Chateau Magnifique. Said they dismantled it and shipped it from France to Houston (disclosure!?) Tee Hee!

with MOST IMPORTANT EMPHASIS on running it past your E&O carrier. Going national/international for "comps" (well, "sort of" comps) is in all likelihood a conclusion. The locational/economic differences are going to be the hard part. As far as the cost approach goes...well, when the "cost" gets that high, lets just say you'll hear a lot about "imported" this and "one-of-a-kind" that and so on and so on. A literal TON of costs can be doubled or even tripled. I don't think "standard" cost services are going to be much help. Good luck with it, make sure to get YOUR fee and like others said YOUR TIME SCHEDULE.

As a matter of fact, the original order request did come across as a 2055 EXTERIOR. That died a quick death.
