This job is exhausting lately.

I am exhausted for this job lately. I enjoy this work and running my own business normally. I just feel overwhelmed.

Lately every crook AMC, untrained underwriter and jerk loan officer has been calling me. Ive turned more work away, refused, refuted and/or fought to defend myself and my appraisals in the last few months than ever!

I have been threatened to be removed form approved lists if I don't do what "they" want, not paid and on and on.

Am I the only one?
 
We all get "stips," but there are more now than before. Lenders are very cautious as they are having difficulty selling loans to Fannie and Freddie.
 
You are not alone. I've had two sorts of calls lately:

1) Straight up & full fee - just give me a value.

2) Here's you're target - make it work 'cause that's your job.

No middle ground. Sadly the second group has vastly outnumbered the first.
 
They are getting creative in their requests...I got this yesterday...

"I want to give you this assignment. Could you do a pre-look at recent sales in the area?"

Okay, now it is a "pre-look". I never heard that one before.
 
I dont mind them asking for comps or promising me the world if I can just get them this one appraisal to work. Thats normal stuff.

Its all the other garbage.

We need 3 more comps in addition to the 6 you used and they have to be within 1/2 mile in the past 60 days and have the same bedroom and bathroom count.
COME ON! REALLY!?

My latest favorite is we ran an AVM and feel your appraisal is wrong.
REALLY? Im being judged by AVM's now?

Then there is the list of conditions which clearly indicates no one read the actuall appraisal report. They just looked at the pictures or something.
I get a list of conditions with 10 conditions. 8 of the 10 I end up saying things like read the attached addendum sales comparison comments.

The last one like this asked me to removed the underwriting conditions section, comps 7-10 and listings 5-7 I added to my appraisal and spent hours doing. He said their underwriters made a mistake and the conditions werent valid.
 
I'm sure it's just me, but 10 closed sales and 7 listings seems a bit excessive. It's almost like saying, "I'm really not sure what the value should be but here's the information I found...what do you think?"

Sorry, not intended as a personal attack...just an observation.
 
Curt: I rarely if ever get stips but I'm being asked for an additional comp in a pricey Mission Viego pud. The original report included 5 sales, 1 pending, 3 active listings...subject totally remodeled with a 600 sqft first floor addition--non-permitted, etc., etc.

As a result my opinion of value is way at the high end of the adjusted range.

The pending sale in the original report changed to sold during the interim and I used that as the additional sale, with an offer to include 1 more sold for an additional $125...and with the promise that if I'm asked to generate a rebuttal I will do so at $50 per hour, just like the local mechanic...

[I was behind a guy in line today at UPS who was asking the clerk how long it would take for a package to reach Lancaster. I was tempted to offer to drive it there for him for a fee......]

I did one last week in an area of sharply declining prices, and my four sales closed 4/08, 4/08, 3/08, and 3/08, plus I included two active listings, but now they want a pending sale, also.

California or Pennsylvania?

I haven't had any requests for additional comps but I'll keep it in mind. I always have a back-up or two in my workfile plus a few extra actives. I try to use pending sales, when available, in addition to an active (or two if needed).
