Timber Valuation

I understand that timber is affixed to the property until cut, but so are crops, albeit for a short while.
Crops are emblements and are treated as personal property of the tenant - similar to the difference in fixtures (real estate) and trade fixtures (attached items owned and installed by the tenant) Like a frame machine in a body shop. The machine is necessarily anchored to the floor. The renter is obligated to fix the damaged spot when taking his trade fixture with him.

Sorry, wasn't able to get the site to load to respond. I think I see what you're saying, although timber can be removed in a relatively quick amount of time also, which is partly why it's hard for me to wrap my head around the difference.
Curious thing, I've visited with a number of realtors that were selling timber land of anywhere up to maybe 200-300 acres on a regular basis, and I asked them how they saw the market react to the amount of timber present, age of timber, recent logging history, etc. So far, they've all indicated to me that the buyers weren't ultimately looking at the marketable timber value, but instead how the property captured their hopes/dreams of the perfect recreational spot... Lol. Ideal hunting, trails (access) throughout, lay of the land, streams, etc. all had a greater impact on what they would give. I don't think anybody would disagree, though, that every 20 years they could realize some logging income to boot.

The smart buyers should hire a forester to help manage the property for maximum benefit to the wildlife (e.g.-hunters, etc.) while providing a path for selective logging to earn cash.
