Time Adjustment In Appraisal

i can not imagine any circumstance where I would make a market adjustment based only on two sale transactions. I would need significant and compelling data that actual market changes had occurred.

True, Case shiller or median prices from the MLS should be used as well to determine trends in the market. Case shiller is essentially repeat sales on a large scale.
 
The adjustment should be made as of the contract date and not the transfer date.
