Has anyone done a time share appraisal?

I get a call once a month to do a time share and always decline.

I think I have had one request....and, I turned it down.

In most cases, it would seem that the fee to do the appraisal would be more than the time share was worth.
 
All they've got to do is look on Ebay and see how little it's worth.

From now on accept them. Charge them $10 for the report, but insist on delivering it in person at a local doughnut shop. It is the perfect job to do on a napkin. :rof:

.............But, that $10 appraisal is only good for a one time use and for a specific one week period!
 
We have done several appraisals of time share rights. Some have been for selling, some have been for charitable donations.

They are actually fairly simple assignments in my area because of the way the deeds are recorded. If you have specific questions you can PM me.

EBay. 90% are $300-$600. The truly worthless ones are the points-version being touted by Wyndham. They charge thousands for one week that you can buy for pennies on the dollar. And you're not buying anything.

In the points versions it is often not even ownership in real estate, but membership in a club.

For a timeshare to have positive value it needs needs to be located in a place people actually want to visit and it needs to have maintenance fees that are reasonable. The value occurs from the difference between the maintenance fees and the cost of renting similar accommodations. 75% or more of new timeshare sale prices is covering marketing costs. The financing and incentives the developer offers are not available to a person reselling a unit. New timeshare sales should not be used for valuing a timeshare.

It is hard to find a charity that will accept a timeshare as a donation. The problem is many timeshares actually have a negative value. There are several companies doing good business by getting people who want to get rid on their timeshare to pay the company to take the timeshare.
 
A friend of mine bought 4 weeks of time shares in Ocean city, Maryland in good weeks at $100.00 per week. The big expense, in some time shares is the annual maintenance amount.

1-800-Timeshare will make anyone an offer.
