TN Bill To Kill Appraiser License Requirement

I don't like tyranny. It won't work. Especially in the US.

oh boy, NAR gets wind of this they will be alt those Senators offices like flies at a picnic in July. Soooooo much money to be lost on dues, licensing fee, etc. Not to mention the free for all lack of licensing would rain down on the public
 
The push for full-employment is going too far. This is all politics; although I can certainly think of good reasons to absolve many license requirements.

A lot more sloppy work will occur, if you do away with licensing.

If it happens, it won't last. Mud in someone's face, if you ask me.

So many times, I see issues that are on the wrong side of the liberal-conservative spectrum. This is one. You go too far right, you wind up on the left.
 
So let us just take appraisal licenses. Billy-Bob gets to be an appraiser with no license. Where does he get work?

No lender is going to hire him as they can't unless they are a hard-money lender who is an idiot. Could Billy-Bob do BPOs? But I don't care about that; I am not competing against BPOs.

Private work tends to be mostly referral work (in my world). Some of my private stuff is gained by internet searches but not a ton of it. Many times I have had people call and say their attorney says that they need a "certified appraiser" and Billy-Bob is not. Billy-Bob is not eligible to do IRS work for bankruptcy.

I am not worried about a bunch of Billy-Bobs doing appraisals without a license.

maybe someone should inform those 2 dumbo senators about banking regulations, FIRREA, the GSEs regarding Appraisers and Appraisals. Maybe they should have a sit down with TAF
 
Let's hear a reasonable argument that the appraisal profession was made more competent by the requirement that appraisers be licensed by the state; or that the current business model for residential appraisal work is to be preferred to the previous one.

But I damn sure want to know that my tattoo artist and my pedicure professional has been certified as trained by the state.

Voluntary States: Alaska, Iowa, North Dakota, Wyoming. Guess TN wants to be #5

Voluntary (Vol) - Certified/licensed appraisers not required for any appraisal/evaluation assignments. If appraisers wish to perform appraisals in such federally related transactions and real estate related transactions, appraisers can choose to become certified/licensed and submit to the State's regulatory jurisdiction.
 
I'm not opposed to the proposed laws they way they are written. It won't have any effect on appraisers who perform valuation services for agency, FRT, HUD, or VA, because those groups are not going to sign the waiver(s). In general, though, I'm a proponent of less regulation, so long as the users of the unregulated services don't have recourse to then sue when they are provided deficient services...

Then you won’t / shouldn’t be concerned when a dishwasher or bartender competes with licensed people by offering tattoos in the back room for discounted prices
