I haven't posted in awhile. The last time I posted I was gearing up to take my Certified Residential Appraisal Exam a 2nd time. That same day I started feeling sick and got tested the next day. I had Covid19. Luckily I recovered, but still have a lingering cough. Yesterday was my 3rd time taking the exam. I felt better about it this time around compared to the first 2 times. The math on the exams is totally different than what I studied in the Appraisal Institutes Exam Questions Book and the Steve Williamson's Exam Prep I purchased. I'm quite sure it's the same, but the way it's presented and worded is definitely different. Haven't gotten my results back yet as PSI doesn't print the results the same day you take it due to Covid19.

It seems like a lot of people pass on the third time, so hopefully you got it. What do you think was the percentage of math problems?

If you need to take it again (and I sure hope you don't) Hondros learning has THE best materials. Its the book Bruce Legg teaches from in his CA live seminars:

Hopefully 3rd time is a charm........being ill and taking exam, wishing you the nest

I know an SRA who finally passed on the 4th try.

I just passed the exam here in Florida. I studied the AI Exam Question Book and really focused on the topics the book listed as most important. The book gives a percentage breakdown of these topics in the front. If it was given 10% or less I really did not focus on those topics as much. Hopefully, you passed though :).

Still haven’t received my results. Yet I studied the appraisal institute exam questions book. I only studied the sections the study guide said would be on there. Also bought Steve Williamson’s exam material and studied it. After not passing it twice, I reached out to a family friend who is an appraiser and he gave me the appraisal institute bible and appraisal institute definition book to study. So it’s not like I haven’t been studying or putting forth the effort. What I study and read is definitely worded differently by PSI

Got my results today. Still didn't pass. Only improved by 1 point. It seems as though the areas I'm struggling in are Real Estate Market, Sales Comparison Approach, and Cost Approach. I've got the Practice Examination Questions for Real Estate Appraisers Book from the Appraisal Institute, Steve Williamson's software, and other study materials. I can assure that I've been putting in the time and effort, but I'm at my wits end now.

Get some index cards.

Go over the questions in the book.

Every question you get wrong, or guess at, write it on the index card with the answer on the back.

Study the index cards.

HONDROS LEARNING - The best materials out there. Wish you could go to one of Bruce Legg's seminars, but he only gives them in Southern CA.

I am also gonna contact you privately. ;)
