Residentially, marketing ideas is to be the topic of discussion.
 
Excel graphs, but then again you have a class about that coming up if I remember correctly.
 
Class already came and passed. My MAR Convention Class is about Tablets, PDAs, Aircards, and programs for better efficiency and the best tools for road warriors. But everyone who took my stats class wanted a second class just on statistics with excel.

Time adjustments from your own backyard. Actually could results here. Check the sale and resale of the same property. Account for major improvements if any since first sale.

Try to separate results based on conventional sale vs conventional resale and a filp. However if flips/REO's are all you have it may be an indication of a sliding price range in your market.

Or. when including flips - use the flip resale after updating compared to the conventional sale some years ago - that may be truer pic of market price adjustment. Not perfect but seems like more of an apples to apples.

Don't forget to deduct financing concessions to get a true pic of the cash to the seller. This will give a more accurate pic as to what is going on in your neighborhoods using cash.
