A pool is a pool is a pool.....if it's inground. I do not inspect back yards of comps and neither will a reviewer. Only time there is a difference in adjustment would depend on the neighborhood characteristics.
 
Moot. Moot. The word is moot, not mute. Unless you meant that the value was silent.
 
Mike... you know that is not true... a quality pool will drive the sale of a property (especially if the market shows there are one or more pools that are similar in the marketplace). The builder gave away 3-5-3 pools when they were building the sub. However, some people had a local custom pool builder trick out their back yards. You can see the differences in sales prices for model matches with 3-5-3 pools versus tricked out pools... and it's pretty steep, all considering interior upgrades and what not. Fortunately, I've done homes in the area with both the 3-5-3 pools, and the properties where the pools are tricked out. Normally... a pool is a pool is a pool.

In some locations and property types (high end properties in Hopland for example) I've made quality adjustments for super luxury pools and related yard items versus a simple gunite pool with a couple of feet of concrete decking around it.
