Tower Fall Zone

Houston, we have a problem. Would anyone have the FHA references/rules for tower fall zone readily available:icon_question: Any assistance most appreciated.

The appraiser must indicate whether the dwelling or related property improvements is located within the easement serving a high-voltage transmission line, radio/TV transmission tower, cell phone tower, microwave relay dish or tower, or satellite dish (radio, TV cable, etc).

1) If the dwelling or related property improvement is located within such an easement, the DE Underwriter must obtain a letter from the owner or operator of the tower indicating that the dwelling and its related property improvements are not located within the tower?s (engineered) fall distance in order to waive this requirement.

2) If the dwelling and related property improvements are located outside the easement, the property is considered eligible and no further action is necessary. The appraiser, however, is instructed to note and comment on the effect on marketability resulting from the proximity to such site hazards and nuisances.

Nobleiam “I needed assistance - not a nanny.”

You may need a nanny if you don't personally research FHA issues on your own? Fall zone issues have been an FHA concern for many years. FHA is your nanny and they may sanction you.

May I further disclose the swift assistance allowed me to provide on the spot facts; I was passing it forward in real time. I found it impressive. So did the elderly, veteran/seller and agent.

I appreciated the accurate reference. I took a chance on AF and it worked. Anything else?
 
Curious if you have read 4150.2

Are you an FHA Appraiser...? If you are you certified on your application that at a minimum you
(e) [FONT=Arial,Arial][FONT=Arial,Arial]For appraisers[/FONT][/FONT], I certify that I will comply with HUD Handbook 4150.2, "Valuation Analysis for Home Mortgage Insurance for Single Family One- to Four-Unit Dwellings" (with particular emphasis on Appendix D, "Valuation Protocol"), any updates to the Handbook, Mortgagee Letters, and all other instructions and standards, in performing all appraisals on properties that will be security for HUD/FHA insured mortgages.

If you downloaded it and read it, you should know how to access the data quickly. If you are not an FHA appraiser, then fine, but this profession has a lot of people who don't even read the applications and approved that they have otherwise certified under oath that they read and / or will comply with. That explains a couple of the answers you got and it also suggests that a lot of appraisers see their peers not well informed on subject that they should otherwise be well informed on. Even I have a copy of the 4150.2 download on my computer and I don't do FHA nor have I in 10 years.
