Traditional Appraisers Are Screwed ...

It's a brand name. It's old school, from back when appraisers needed to insert a map reference on the form. I used to have ADC map booklets for just about every county, but I gave them all away, years ago. Anyway, I'm reviewing an old school appraiser's appraisal, and there's an ADC ref.

Do any of you guys have the ADC Map booklet for Baltimore County?
Geeze, the ADC maps are still around? I used to appraise in Maryland and used the ADC maps, but that was almost 20 years ago. If you need a map reference, just use the tax map reference. If you need directions to a property, there is now something called WAZE and something else called Google Maps.

Who cares about the ADC map reference in appraisal review....even if the reference is not correct, that would not have any effect on the value conclusion.
