Can you do a destop appraisal for an out of state person who wants to have an idea on making an offer on a house, clearly knowing you will be doing everything remotely( i.e you will provide him with all the extra ordinary assumptions: that you will not visit the house, you will have no idea what the current condition of the house, but you will only use all the public listing and records available etc..)
 
Can you, and your Supervisor, do the assignment. Yes on non-fannie form or in a narrative short form for Restricted Use only, provided ML and Public Records are updated and reliable.


Should you..........is another question which can only be answered by your Supervisory Appraiser and you.

What good quality (reliable) information do you have regarding the property?

Tell us something about the property and how it does--or, does not--conform to the neighborhood.

All things may be possible, but not everything is advisable.
 
Additional info.

all the data sources : fmls/ gmls/country records/relink/ court records all exist on the property..

I see pictures form different records : and consistent too accross the board..
 
I certainly wouldn't do an appraisal. Nothing written at least, and I would not charge a fee. At most I would drive by to visually see the home in question, and then relay what the area sales are. Do not give a value, just a range of sale prices and listings. Newbies and Pompous Appraisers always say this is an appraisal, it is not. You are giving public information, and deriving no opinion of a value. Similar to a BPO, but without a final valuation.
