Hi All, I'm a licensed PA Real Estate Agent hoping to make the jump into appraising. My dad has been an appraiser for 30 years but does not want to be my mentor (he has no interest in teaching anyone anything). I'm hoping to tackle online courses and complete my education hours over the next few weeks during the PA shutdown. Any suggestions on where to look for a mentor?

I know nothing about your relationship with your dad, but that sounds really harsh... if he's been appraising that long, he certainly knows how difficult it is to find a supervisory appraiser... As to how to find someone else, you can drill down to state level on the ASC website to get contact info for appraisers in your area...

I have a great relationship with my dad but it's also important to respect professional boundaries in family matters. It just means I have to make it work. Thanks for your reply, I appreciate it!

good luck. That is the most challenging part of becoming a trainee. There simply isn't any economic benefit to taking on a trainee in the current regulatory model - at least with regard to appraisers who do Fannie/Freddie/HUD appraisal work. Might be easier to find a sponsor if you go the commercial route.

@alebrewer Could you please elaborate a little on why there is no benefit to taking on a trainee under the current regulatory model for Fannie Freddie work?

Fannie, Freddie, and HUD require the supervisory appraiser to be in attendance for property inspections. There just is no economy gained from having a trainee. The supervisor has to replicate all steps - in addition to training the trainee. So it's kind of like having a full time job (appraiser) and an additional part time job (trainer) - part time job being without pay. IF the agencies and HUD decide to take a route similar to VA, and allow the trainee to perform the inspection without the supervisor, I think there will be a lot more demand for trainees.

That makes sense. Inspections aside can't trainees just take online courses with AI to get to grips with the basics and then start writing reports under supervision?

It would depend on the individual supervisory appraiser.
