Trainee Wannabe / Looking for Tips

Check you state licensing categories. If your state still offers the Licensed category you are in trouble. I don't think an AA or the 21-hours will be required for Licensed so the new AQB requirements for Certified will not apply. Thus, you will be competing with many, many other Licensed appraisers for years to come. Note: the capital "L" is intentional - it is different from licensed.

I would not enter the field as a residential appraiser even if I did have the AA or 21 hours IF my state still issued the Licensed category. Not unless you plan on working for an institution. Certainly not if your plan is fee appraiser.

So...listen to the advice above and go commercial, IF you have the 4-year degree.

Still determined? Understand right now you are one of many, many trainees who can't find work. 61% of Florida's Registered Trainees who entered the field between 1/07 through 5/08 can't find supervisors.

I favor simply getting in the car and going around to visit potential supervisors. Call first - many have no work, even for themselves. Consider becoming a research assistant, once again, you need to strongly consider a commercial mentor.

I'm curious - would you mind sharing? What did your course instructor tell you about your income potential as a trainee?

I spent a lot of time praying. After that failed, I told myself, "F-it!", I'll do it myself - lol. I still prayed, didn't hurt.

Study - nonstop - as much as possible.

Teach yourself until someone cares enough to mentor you. Don't look for a supervisor - look for a mentor/relationship. The best teachings comes from a mentor, not a supervisor or a sponsor. If someone wants you to work because they see $$$$$.., beware!

There are Certified Appraisers in the world whom take advantage of inexperience so they can make money off of volume and crappy work; fees will be lowered, as well.
